Anti-Social Behaviour (ASB)
We understand our customers want to enjoy peace and quiet in their homes. However, there are times when customers report anti-social behaviour (ASB) that’s causing them distress and disruption.
In 2023/24, we received 79 new reports of ASB. After thorough investigations and casework, we successfully closed 60 of these cases.

Cuckooing
In November 2023, we discovered that a vulnerable customer was being exploited in their home by a drug user. We immediately notified the relevant authorities and referred the case to the Multi-Agency Risk Assessment Conference (MARAC) for further support.
We organised meetings with various groups to support the victim, who initially resisted our help. Eventually, we relocated them to a new home where they could receive the care and support they needed.
Fraud
Our Anti-Social Behaviour and Fraud team investigated reports of fraud at one of our properties. They uncovered that the tenants were illegally subletting the property for profit. After gathering sufficient evidence, the team confronted the tenants, who then surrendered their tenancy. The case was resolved with the former tenants being ordered to pay Gateway over £5,000 in fines.
Safeguarding
In 2023, we established a Safeguarding Committee to strengthen our safety practices and ensure the well-being of both our staff and customers. We also appointed Safeguarding Champions throughout the organisation. These champions play a crucial role in identifying and quickly addressing potential safeguarding concerns.
