Providing new homes

We believe good homes make everything possible and are committed to providing people with a range of affordable homes for rent and sale. We manage and build homes across London, Hertfordshire and the South East.

As a charitable housing association, a big part of our mission is to help solve the housing crisis by building the homes our country so desperately needs. This is why we’ve set ourselves an ambitious target of building 5,000 new homes by 2023. And we made great progress in 2018/19, completing 776 new homes, of which 765 were for social or affordable rent or shared Ownership. This includes our first SmartRent homes in Sudbury Hill. We also purchased land at Northwick Park, Central Middlesex Hospital and Orion Park to build over 1,300 new homes in London. We now own and/or manage 20,630 homes and we’re committed to maintaining them to ensure all of our residents have a good quality, safe home to live in.

The Big Blue in Sudbury Hill

In 2019, we completed our Big Blue development in Sudbury Hill, London, which provides 270 studio, 1 bed and 2 bed quality apartments for rent at 80% cheaper than local rents. This is the first of our SmartRent developments - delivering private rental homes designed specifically for busy urban professionals in secure, well-connected purpose-built homes.  

The Big Blue will offer working Londoners an affordable housing option, with the opportunity to enjoy greater security from longer tenancies, and benefit from our professional property management experience. Residents will also have the chance to get to know their neighbours, with dedicated amenity spaces and social events.
